St. John’s Metro: 2025 Year-End Market Analysis

The St. John’s Metro real estate market closed out 2025 with remarkable momentum. While December is traditionally a quieter month for real estate, the data reveals a high-velocity environment characterized by rapid inventory absorption and steady price growth. As we transition into 2026, the trends suggest a robust and competitive landscape for both buyers and sellers.

Significant Growth in Property Values

Home equity continues to climb across the region. The Average Sale Price reached $433,347 this December, marking an 8.01% increase over the $401,225 recorded the previous year. This consistent upward trend reflects a healthy demand for housing and strong buyer confidence in the local economy.

Market Velocity: Homes Selling Faster

The speed of the market increased significantly at year-end. The Average Days on Market dropped to 41.09 days, a 12.78% decrease from last December's 47.11 days. This indicates that well-priced homes are being snapped up quickly by a motivated buyer pool that isn't waiting for the spring thaw to make a move.

The Supply & Demand Gap

The most striking trend this month is the gap between new listings and closed sales. While inventory remains tight, buyer activity remains aggressive:

  • New Listings: 149 (A slight decrease of 2.61% from last year)
  • Closed Sales: 284 (A significant 12.70% increase over last year)
  • Sales-to-List Ratio: A massive 190.6%, up from 164.7% last year.

Essentially, the market is consuming inventory nearly twice as fast as new properties are being listed. This has pushed our Months of Supply down to just 1.71, firmly cementing our position in a Seller's Market.
